50-unit apartment complex planned for Florida Road

Proposal calls for 5 buildings and open space

A proposed apartment complex along Florida Road received an early approval from the

Local owners Catherine and Richard Milton are looking to build a 50 units for rent along Florida Road (County Road 240) east of East Animas Road (County Road 250).

The Planning Commission approved an amendment to the city’s Comprehensive Plan, designating the area to allow a higher housing density that will allow the project to go forward. The 3-acre lot was previously approved for up to 12 units per acre. A high-density designation would allow 24 units per acre.

This change makes sense because there is high density housing in the area, Planner Vicki Vandegrift said.

“There are some properties that are developed to higher density,” she said.

The lot will still have to be rezoned and go through several more steps before the apartments are approved.

The complex could have five buildings with 10 units each, according to city documents.

The western third of the lot will be designated as open space as it is too steep to develop. A trail will run around this open space and a picnic area will be at the top, according city documents.

Metz Lane would be extended along the eastern side of the property to provide access.
