A three-story building is proposed to replace the former home of Kangaroo Express at the corner of College Drive and East Eighth Avenue.

Reynolds, Ash and Associates is proposing the Eastside Lofts, which is expected to have eight condominiums and four commercial spaces.

The proposal was unanimously approved recently by the city’s Design Review Board and is expected to be reviewed by the Durango Planning Commission in January.

The new development would replace the single-story building that has been in place since the 1950s, Planner Mark Williams said in a meeting. The building stands vacant after the delivery service business moved this fall to 32nd Street.

Construction of the mixed-use building could start this spring and take about 10 months to finish, said Tracy Reynolds, an owner of Reynolds, Ash and Associates.

The eight condominiums are expected to range in size from 732 square feet to 802 square feet. Keeping them under 1,000 square feet will help keep their price point down, Reynolds said during a public meeting.

“The residential units will be efficient and affordable and perfect for young professionals, students and college personnel,” Reynolds said, in an email.

Reynolds is not ready to release a range of price points for the condos, he said in an interview.

The four commercial spaces will total 2,560 square feet; the largest space will be on the first floor and face the intersection. The three smaller commercial spaces will be on the second floor.

There are 22 parking spaces planned for the three-story building, expected to be more than 30 feet tall at its highest point.

Developers are requesting the building be 5 feet from College Drive, instead of the 10 feet required by code.

The Design Review Board supported this request, in part, because it would allow more light and air to reach the Mountain View Plaza next door. The Durango Planning Commission will have final say on this request.

Design Review Board member Tom Berry suggested bringing the chimney facades all the way to the ground to help break up a concrete wall facing College Drive.

“The rest of the building has really nice residential flavor,” he said.
