Durango shopping centers sell for $13.4 million

Selling agent says tenants will not be moved out

Three shopping center buildings near Durango’s Walmart recently sold for more than $13 million, according to the Denver-based selling agent.

Ryan Bowlby, senior vice president for Marcus & Millichap, said the three shopping centers include:

The shopping center at 1125 South Camino del Rio, which includes Sports Clips of Durango, Comfort Dental and a Verizon Wireless store.The shopping center at 1145 South Camino del Rio, which includes Durango Liquor & Wine and others.The shopping center at 1185 South Camino del Rio, which has an AT&T store and others.All told, the retail space adds up to 41,781 square feet, Bowlby said, on about 4.2 acres.

The official selling price is listed as $13,350,000, which Bowlby said is the second largest shopping center sale in Colorado so far this year.

The sale does not include Walmart or the shopping center that has the Mongolian Grill and the new Nayarit restaurant.

Three shopping centers surrounding the Durango Walmart sold for more than $13 million, though the new owner has no plans to move tenants out.

Bowlby said the previous owner, who had owned the property since about 2014, was listed as David Spriggs at the Denver-based DMS Real Estate.

“They had owned it long enough,” he said. “It was just time.”

The La Plata County Assessor’s Office lists the buyer as Clayton Apartments LLC, based in the Denver-metro area. The owner, when contacted Tuesday morning, declined to give his name because he didn’t want the “publicity.”

He said, however, he has no intention to redevelop the property.

“My intentions are to keep the property, and maintain the property as it has been maintained,” he said. “It’s done well for the last owner, and I want to continue to do that.”

The owner said he is the only member of Clayton Apartments LLC and has been a multifamily real estate investor in the Denver-metro area for the past 35 years. He became aware of the Durango shopping centers from a colleague.

“The more I looked into it, the more I realized it was unique,” he said. “Durango is more of a destination, and this property just has a lot of advantages.”
