Custom home subdivision taking shape on Junction Street in Durango

Lots selling for more than $279,000 to $299,000 on Junction Street
Agave, a Durango company, is building a small subdivision on Junction Street near Miller Middle School. The infill project is planned to have 10 homes.

A new subdivision is taking shape on Junction Street in west Durango that could have homes built by this time next year.

Ten custom homes are planned for the 2-acre lot across the street from Miller Middle School, said James Philippon, co-owner of Agave, the subdivision developer. Previously, a single-family home occupied the property.

Philippon said he couldn’t guess at a price range for the homes because the designs will be custom.

Lots in the development, known as Rincon, are on sale for $279,000 to $299,000, said Max Hutcheson, a Wells Group Realtor. The lots range in size from 6,500 to 7,000 square feet.

Each home can share its lot with an apartment that could be rented out.

The city of Durango supports apartments, known as accessory-dwelling units, in single-family neighborhoods to help promote affordable housing, according to its housing plan.

The developers considered building a 22-unit development on the property that could have provided lower-priced homes but revised their plans after hearing opposition from the neighbors, Philippon said.

Agave has built several dense infill projects in town that have been well received, such as Silverview on Florida Road, he said.

“I believe agave works pretty hard to try and push those conceptions,” he said of dense projects.

But after meeting with concerned residents, Agave revised plans for the project to be a more standard design, Philippon said.

“Everyone has privacy, but with a front porch feel to it, where you get to know your neighbors,” he said.

Potential buyers have shown strong interest in the project and two of the lots are already under contract, he said.

“I get lots of calls and people walking by asking questions,” he said.

The sidewalks and streets in the new subdivision will take shape over the summer; home construction could start in September, Philippon said.
