Pine River Commons is bracing for potential buyers to move into its first batch of new deed-restricted townhomes in the near future.
The Bayfield development project, located at 2107 Bayfield Parkway, has five of its three-bedroom units on sale and looks to have its first round of buyers move into those homes by the final week of October, said Charlie Albert of Bayfield Haga LLC.
“We’ve had a lot of interested people,” he said.
Albert said the clientele he’s seeing primarily want to own a home rather than just rent a place.
Those five new units, located on the southeast corner of the development, will be about 1,280 square feet each and cost $365,000 apiece, Albert said.
“It’s a low price. I guess they’re looking at the low price,” he said.
Water line installations and water hydrant evaluations were a bit behind schedule and delayed construction earlier this year. However, the Upper Pine River Fire Protection District allowed construction to resume in early June.
The fire department had to ensure hydrants were free of contaminants or flammable material, and Pine River Commons had to pass high- and low-level chlorine tests and a bacteria test based on town requirements. All of those boxes were checked, and construction to instill those systems and to pour in the concrete wrapped up, Albert said.
Pine River Commons, which broke ground in October 2023, will feature a total of 66 deed-restricted townhomes, targeting homebuyers earning 120% area median income, upon its full completion.
The next five three-bedroom units, which will be located near the first five units, are under construction and slated to be done in March 2025, Albert said. Another 10 to 15 units will be completed sometime in 2025.
