Goodwill planned near Walmart

Secondhand store could be finished in 2017
A Goodwill location is planned for the southeast corner of Baker Lane and Escalante Drive. The access to the business will be off of Baker Lane until Escalante Drive is finished.

The proposal for the new secondhand store received a warm welcome from Durango’s Design Review Board Wednesday evening during an early review of the plans.

“That is a beautifully scaled building,” said Carolyn Hunter a board member.

The retail space will be about 18,000 square feet, and the front of the building will face the planned extension of Escalante Drive, according to plans submitted to the city.

Goodwill expects to pay about 9 percent of the $2.4 million required to build the extension of Escalante Drive, said Charlie Haas, director of real estate for Berengaria Development. Berengaria was hired as Goodwill’s real estate expert.

Because the new locations is planned for the corner of Escalante Drive and Baker Lane, it will use Baker Lane as temporary access, until Escalante Drive is finished, he said.

The building will also have two entrances, one for customers and one for donations. Goodwill does not turn away any donations from residents, but it also brings in donations from large retailers, such as Target.

The early designs for the building reflect more than adequate parking, and the design will incorporate a variety of materials such as masonry, stucco, cement board and wood trellis overhangs.

One side of the building was fairly empty, and the board suggested that the business incorporate some display windows to feature products.

In addition to the new second-hand store, a 194-unit apartment complex and potentially other housing could be coming to that area.

NE Development is planning to build an apartment complex and may build the road.

If the developer decides not to build the road an election on a local special improvement district could be held in April during the regular municipal election.
