Tract F development deserves genuine input

As Durango navigates its current housing and growth challenges, the future of Tract F (2019 E. 3rd Ave.) deserves thoughtful community attention. This city-owned parcel, currently home to Head Start, is one of the last publicly owned sites in the central district. Nestled in a quiet residential neighborhood beside the Durango Public Library and Botanical Gardens, it occupies a unique place within one of our city’s most important cultural corridors.

The city is currently revisiting development options for this land, with an emphasis on “affordable” housing. While housing remains a pressing issue in Durango, the Library Neighborhood Association urges careful consideration. A previous proposal for this site was labeled “affordable,” yet only 10% of its units met that standard. For a site of this unique significance, we believe a truly transparent process is required – one that ensures deep community benefit rather than a conventional market-rate development with minimal affordability.

We encourage both city leaders and residents to think broadly about possibilities that align with the surrounding area’s cultural and educational character. Options such as a permanent child care facility or a dedicated community cultural center could serve lasting, citywide needs while honoring the spirit of this location.
